Magic Touch & Magic Touch Ultra
Cleaning options will prolong the life of your roof by removing bacteria and algae growing in between granules, that contribute to granule loss. Asphalt shingle granules are intended to protect the asphalt that keeps the roof watertight because the asphalt degrades when exposed to UV rays. If you are able to keep your roof clean and slow down the process of granule loss and deterioration, your shingles will not only last longer but look better too.
Magic Touch Basic will not hurt plant life and contains no bleach, however product will work over time as the months go by.
Magic Touch Ultra does contain some bleach and plants nearby need to be sprayed with water prior to applying. This product will show results immediately but does contain some bleach. Once the roof is sprayed Magic Touch Basic needs to be applied 1 week to 1 month later.
It is important to note that in Akamai’s opinion, asphalt shingles and cap sheets should never be pressure washed as they will remove granules that could have remained on the shingles through other methods of cleaning.
Cleaning your roof does not guarantee against leaks, and is not a leak repair option. It is a cleaning. It will not repair missing or damaged shingles. If roofing issues are found, the primary point of contact will be informed of the finding(s) and be provided with a cost and option to repair. (In special circumstances some shingle, other repairs, and/or services may be included)
Additional charges may apply depending on the roof slope, additional safety requirements, standby time due to sudden changes in weather, additional wastewater mitigation requirements, piecemeal scheduling, AOAO unforeseen schedule, and/or application setbacks.
Magic Touch Basic and Ultra can be used on a variety of substrates:
The cost for Magic Touch spray cleaner and Magic Touch Ultra soft wash, are significantly cheaper than other cleaning alternatives. The average home at about 2400 square feet of roof can cost up to $2,400.00 or more with other softwash alternatives. For a similar roof, Magic Touch would have a cost starting at $850.00
Magic Touch Basic clean
Cost $0.35 to $0.75 per square foot.
Spray on solution is applied to asphalt shingles in one application. Application may vary depending on the degree of bacteria and algae present.
Algae and bacteria immediately stop growing.
The solution kills algae and bacteria over time.
The solution will continue to kill bacteria and algae growth from several months to 2 years.
The roof will look cleaner and granule loss will lessen, making shingles last longer.
Silicone caulking is applied as needed, to pipe jacks, penetrations, hood vents, and gutters as it is very common to see existing caulking that has shrunk, cracked, or past its useful life.
Light gutter and downspout cleaning are included. (Downspouts and gutters with significant debris, roots, and/or leaks would require an additional cost)
Magic Touch Ultra
Cost $.70 to $1.25 per square foot.
Spray on the solution is applied in 3 steps.
Step 1 - Initial solution is applied for an immediate clean, the roof is then rinsed softly to remove the algae and bacteria.
Step 2 - Once the roof has been cleaned and dried cleaning solution is applied again to help slow the speed of algae and bacteria coming back. This second application should be done anywhere between 1 week to 1 month after the initial solution has been applied.
Step 3 - A Walkthrough to catch any spots that need additional attention will be performed approximately 12 months after initial application.
Magic Touch Ultra includes everything the Magic Touch Basic Clean includes. The main difference is an initial immediate removal of algae and bacteria for faster results and a second application.
